Project Description
The City of San Rafael received a Development Application for a residential development on a 20.79 acre site situated at the intersection of Magnolia Avenue and Deer Park Avenue. The proposed project involves subdividing the property into 50 parcels and constructing 50 residential units, along with 14 Junior Accessory Dwelling Units (JADUs). The 50 residential units include the following types of housing:
27 single-family homes ranging in size from 2,612 sq. ft. - 3,215 net sq. ft.
17 townhomes ranging in size from 1,150 sq. ft. - 1,390 net sq. ft. *(*T-Homes with attached JADUs)
6 Duplex units each 1,705 net sq. ft.
California Environmental Quality Act (CEQA) Process and Status
The project was deemed complete for processing on October 8, 2024. As this proposal constitutes a “Project” under the California Environmental Quality Act (CEQA), the next step in the development review process for the City to conduct environmental review and evaluate the project pursuant CEQA. The City has determined that an Environmental Impact Report (EIR) is needed to fully evaluate the proposed project. The City will be issuing a Request for Proposals (RFP) to solicit qualified consultants to prepare this document for the City.
